St. Louis City's Zoning Section administers and enforces the City zoning code, so use it for use, district, and zoning-compliance questions.

A corner storefront, garage conversion, mixed-use building, or accessory structure starts with the same St. Louis question: what use does the zoning code allow here? The Zoning Section administers and enforces the City zoning code, while the Building Division handles building code, permits, inspections, demolition, and zoning ordinances.

Keep zoning separate from ownership and tax records. A parcel search can tell you who owns the property or how it is identified; it does not answer whether a use, district, sign, garage, or accessory structure fits the code.

Bring the address and the planned use to the zoning side of the process. “Can I use this space as a shop?” is a better question than “Is this property okay?”
